India Green Building Certification Gains Market Weight

India’s real estate market is entering a phase where sustainability claims face greater scrutiny from regulators, investors and property users. Rules introduced around environmental advertising, alongside tighter ESG disclosure requirements and emerging climate-finance frameworks, are pushing developers towards measurable performance rather than broad environmental labels. The change could affect how buildings are marketed, financed and valued across Indian cities.

The shift is partly regulatory. The Advertising Standards Council of India’s environmental-claims guidelines, effective from February 2024, require broad claims such as “eco-friendly” and “sustainable” to be supported by robust evidence or credible accreditation. The guidelines also require comparative claims to have a clear evidential basis and caution against presenting limited environmental improvements as benefits for an entire property or product.The Central Consumer Protection Authority subsequently issued its 2024 greenwashing guidelines. For property buyers and tenants, this creates a more important distinction between a building that carries a sustainability message and one whose environmental performance can be independently demonstrated. Green building certification therefore becomes relevant not simply as a marketing label, but as one possible mechanism for establishing measurable standards.There is also an economic dimension. Research examining more than 17,000 green rental contracts in India between 2010 and 2022 found rental premiums of between 4% and 21% for green-labelled and health-certified assets, although the effect varied by market and occupier type.The findings also indicate that higher rents can create affordability and access questions, meaning the financial value of sustainable buildings does not automatically translate into broader public benefit.Government incentives are adding another layer.

States and local authorities have introduced measures including additional Floor Area Ratio, tax concessions, certification support and other benefits for qualifying green buildings.These policies can influence development economics, but their wider value depends on whether environmental gains translate into lower resource consumption, better indoor conditions and more resilient urban infrastructure rather than simply additional development capacity.The financing landscape is evolving too. The Department of Economic Affairs released a draft framework for India’s Climate Finance Taxonomy in May 2025. It proposes defined criteria for identifying climate-supportive and transition activities and is intended to improve the flow of capital towards climate-aligned projects. The framework remains part of a policy development process, rather than a blanket certification system for buildings.Corporate reporting is moving in a similar direction. SEBI’s BRSR Core framework introduced a phased verification system for large listed companies, although subsequent changes have provided greater flexibility between third-party assessment and assurance. The broader direction remains towards more structured, externally assessed sustainability information.

For cities, the next question is whether certification measures actual outcomes after occupation. Energy demand, water use, waste, emissions, thermal comfort and resilience are operational issues, not brochure features. As green building certification becomes more common, the credibility of the market will increasingly depend on transparent performance data and continued verification. That could make sustainability less about what a development claims to be and more about how it performs for the people and urban systems that rely on it.
