Bengaluru Real Estate Enters A New Growth Phase

The city’s property market is entering another expansion cycle, with residential launches spreading across southern, northern and eastern corridors while office demand remains closely tied to technology and global capability centres. For buyers, that makes developer track record, project-level compliance, infrastructure access and long-term liveability more important than brand recognition alone.

Bengaluru recorded 12,544 residential launches in the second quarter of 2026, up 4% from a year earlier, according to Cushman & Wakefield. South Bengaluru accounted for 38% of launches, followed by North at 28% and East at 26%. More than 25,000 homes were launched during the first half, the strongest first-half volume recorded by the market.The expansion is also being supported by commercial activity. Bengaluru recorded 5.6 million sq ft of office leasing in Q2 2026, while global capability centres accounted for 52% of demand. The Outer Ring Road and Peripheral East remained important leasing locations, reinforcing the link between employment growth and residential development.

Against this backdrop, Prestige Group, Brigade Group, Sumadhura Group, Sobha Limited, Godrej Properties, Puravankara Limited and Sattva Group have substantial residential or commercial portfolios in Bengaluru. Their scale and geographic spread differ considerably, however, making direct comparisons difficult.Prestige has a broad city presence and holds a DA1+ developer grading from CRISIL, which considers factors including experience, execution capability, diversification and financial strength. The grading is not a guarantee of performance for an individual project.Brigade combines housing with large commercial developments, while Sattva has a significant office portfolio across locations including the eastern business district and Outer Ring Road. Its Global City business park, for example, spans 71.2 acres and has an operational metro station at its entrance.

Sumadhura has a sizeable residential pipeline across Whitefield, Thanisandra, Panathur and other corridors. Its published portfolio lists RERA-registered projects and provides project-level details including registration numbers and expected completion dates.Sobha’s vertically integrated construction model remains a notable feature, while Godrej Properties has continued adding projects around Bengaluru’s expanding eastern corridor, including Whitefield and Hoskote. Puravankara brings a long operating history in the city through its Puravankara and Provident brands.For Bangalore real estate developers, the larger urban question is increasingly about what follows construction: road capacity, public transport, drainage, water security, open space and access to social infrastructure. Rapid housing supply without matching civic systems can shift costs from developers to residents and public agencies.That makes due diligence essential. Buyers should check Karnataka RERA records, verify sanctioned plans and carpet area, review delivery commitments and inspect completed developments where possible. As Bengaluru grows, the meaningful measure of a developer will increasingly extend beyond the number of projects delivered to how well those projects function within the wider city.
