India Real Estate Transparency Gains Global Ground

India’s real estate market has moved higher on the global transparency scale, with the country rising to 26th in the 2026 Global Real Estate Transparency Index. The five-place jump puts India among the year’s fastest improvers, while keeping it in the “Transparent” category. The shift matters beyond investors: better land, transaction and building data can affect planning, financing, development risk and how cities manage rapid growth.

The index, covering 88 countries and 146 city markets, measures 260 indicators spanning market information, performance data, listed real estate vehicles, regulation, transaction processes and sustainability. India’s strongest gain came in regulatory and legal transparency, where it moved to 19th globally from 37th in the previous edition.That change reflects a wider transition in how property markets are administered. Real estate regulation has become more structured, while digital land records and planning systems are making ownership and development information easier to access. Initiatives such as NAKSHA, the Digital India Land Records Modernization Programme and the National Urban Digital Mission are part of this digitisation push.

For cities, however, transparency is useful only when data is current, comparable and accessible beyond specialist investors. Clear land records can reduce uncertainty around development, while better planning data can help public agencies assess infrastructure demand before large projects are approved. The next test is whether these systems become easier for residents, smaller developers and local institutions to use. India also ranked 10th globally for transaction processes, according to the index, reflecting stronger information around commercial financing, land-use planning and digital records. This comes as institutional real estate investment remains substantial. JLL data shows investment reached USD 10.5 billion across 78 transactions in 2025, while the first half of 2026 recorded USD 4.4 billion, up 25 per cent year on year.Listed real estate is improving more gradually. India’s position in this category rose to 35th from 36th, supported by the expansion of REITs and greater disclosure by listed property platforms. Office REIT stock reached about 164 million sq ft in 2026, increasing the amount of income-producing real estate covered by regular market reporting.

Sustainability data remains a less complete part of the picture. India rose to 27th globally, but gaps remain in property-level energy information, climate-risk disclosure, resilience planning, Scope 3 emissions and biodiversity reporting. These gaps matter as heat, flooding, water stress and energy demand increasingly influence the cost and viability of urban development.The same issue is emerging in data centres. India had about 1.6 GW of capacity by mid-2026, with a much larger construction and planned pipeline. Yet transparency around power availability, energy efficiency, cooling and climate resilience will become increasingly important as digital infrastructure expands.India’s real estate transparency has clearly improved, but the next phase will depend on the depth and public usefulness of the data. For a rapidly urbanising country, transparent property information is not simply a market advantage; it is part of building more accountable, resilient and efficiently planned cities.
