Ahmedabad RERA Tracks Office Growth As Demand Rises

Ahmedabad’s occupied office space has climbed to 27.5 million sq ft, marking a 9% year-on-year rise by June 2026. The increase points to stronger business activity in Gujarat’s largest commercial centre, but also raises wider questions around how new workplaces, transport systems, utilities and regulatory oversight will keep pace with the city’s expanding employment base.

Across India’s eight leading office markets, occupied stock reached 901.1 million sq ft by the end of June, up from 847 million sq ft a year earlier. Ahmedabad accounts for about 3% of this national pool, placing it among the smaller office markets but one that is showing steady expansion. The shift is significant because office growth does not stop at commercial buildings. More occupied workplaces can increase daily movement across the city, intensify demand for public transport and parking, and put additional pressure on electricity, water, waste management and surrounding residential areas. Industry observers expect demand for higher-quality office buildings to remain firm as Gujarat’s economy expands. New construction could help prevent a shortage of modern workspaces, but the pace and location of that development will matter. Concentrating large office clusters without matching mobility infrastructure can increase commuting times and add to congestion and emissions.

For regulators, the expansion also highlights the importance of transparent project approvals and compliance. Ahmedabad RERA can form part of the broader regulatory framework where commercial developments fall within the law’s applicable scope. However, RERA registration alone cannot address issues such as road capacity, public transport access, energy efficiency or neighbourhood-level infrastructure. The city’s next phase of office development therefore presents a planning challenge as much as a real estate opportunity. Buildings that use less energy, provide efficient cooling, support public and non-motorised transport, and integrate better with existing urban networks can reduce some of the environmental costs associated with commercial growth.

The rise in Ahmedabad office stock also has an employment dimension. A larger formal workplace ecosystem can support business services and create opportunities, but those gains are stronger when offices are accessible to workers across income groups and connected to affordable transport. With India’s Ahmedabad office stock continuing to expand, the focus will increasingly shift from how much space the city can add to how effectively that space fits into its urban systems. Future growth will need to balance commercial demand with infrastructure capacity, environmental performance and everyday liveability.
