Pune RERA Lease Puts Wagholi Office Demand Ahead

Pune’s eastern office corridor is drawing another large corporate commitment, with a 2.56 lakh sq ft commercial lease at Panchshil Vantage in Wagholi. The 10-year agreement, valued at about ₹320 crore in contractual rent, adds to evidence that major employers are expanding beyond established office clusters. The Pune RERA lease also brings attention to how new commercial activity could reshape transport, utilities and surrounding neighbourhoods.

The office space will be taken in two phases. About 1.88 lakh sq ft across floors five to seven is scheduled for occupation from December 2026, followed by another 67,717 sq ft on the eighth floor from June 2027. The starting rent is ₹92 per sq ft a month, with a 15% increase every three years. The agreement also carries a security deposit of ₹14.11 crore. The transaction comes as Pune’s office market enters a stronger phase of expansion. The city absorbed around 6.4 million sq ft of office space during the first half of 2026, its highest half-yearly volume in a decade, according to Savills India. Absorption was 56% higher than the same period a year earlier, placing Pune behind Bengaluru among India’s largest office markets. For Wagholi and the wider eastern Pune belt, however, rising commercial demand has implications beyond property values.

Large workplaces can increase daily movement of employees, putting additional pressure on road capacity, public transport, water supply, drainage and electricity networks. Urban planners say the pace of office construction needs to be matched by infrastructure that can support workers without increasing dependence on private vehicles. The Pune RERA lease is also relevant to the broader formalisation of commercial development. While RERA primarily regulates real estate projects rather than corporate lease agreements themselves, project-level registration and disclosures can provide useful visibility into development status and approvals where applicable. Panchshil Vantage has been identified in property databases as a RERA-registered commercial development, although lease terms remain a separate contractual matter.

The occupier’s expansion reflects growing demand for technology, data, risk management and other business services. Such employment growth can strengthen Pune’s economic base, but its urban benefits depend on whether new jobs are accessible through reliable transport and whether surrounding infrastructure keeps pace. The next test for eastern Pune will therefore be less about the amount of office space added and more about how efficiently the expanding employment centres connect with housing, public transport and essential civic services. Sustainable growth will require commercial expansion to move alongside infrastructure planning rather than ahead of it.
