Bengaluru’s real estate market is poised for another high-value addition as Shriram Properties enters a joint development agreement (JDA) for a five-acre premium villa project along Bannerghatta Road, a corridor increasingly known for upscale residential growth and strong infrastructure links.

The project, valued at an estimated gross development value (GDV) exceeding ₹350 crore, marks the company’s renewed focus on luxury housing within the city’s southern micro-market. Set to launch in the 2026 financial year, the development will cater to Bengaluru’s rising segment of affluent buyers seeking low-density, gated living spaces amid improving connectivity and urban services.According to company executives, Bannerghatta Road’s appeal lies in its strategic position offering proximity to IT hubs, educational institutions, and healthcare facilities, while maintaining access to green spaces. “The area has evolved into a self-sustained ecosystem that balances convenience and calm, a combination increasingly rare in metropolitan housing,” said a senior official familiar with the project.

Urban planners note that this shift toward villa-style communities aligns with a broader trend across Indian metros, where high-income homebuyers are turning towards low-rise developments for privacy, better air quality, and improved liveability. Analysts also point out that Bengaluru’s southern suburbs have maintained resilience in both demand and pricing, outperforming several other micro-markets affected by oversupply.Industry experts estimate that such projects could contribute significantly to local employment and economic activity during the construction phase, while also encouraging infrastructure upgrades in adjoining areas. Moreover, if sustainably designed, villa developments can offer energy-efficient housing alternatives that reduce long-term carbon footprints.For a city grappling with congestion and uneven infrastructure, the real challenge lies in balancing aspirational housing with environmental sensitivity. Developers across Bengaluru are increasingly integrating rainwater harvesting, solar power, and waste management systems into new projects   a direction industry watchers expect Shriram Properties to continue pursuing given its track record of ESG compliance and community-oriented planning.

The company’s planned expansion underscores renewed investor confidence in Bengaluru’s housing market, where residential launches have grown steadily amid urban renewal efforts and infrastructure investment. For potential homebuyers, the Bannerghatta corridor could soon emerge as a model for low-density, high-quality urban living  combining exclusivity with sustainability.
