Chhatrapati Sambhaji Nagar Secures Aisin Automotive 95-Year Lease For 9 Lakh Sq Ft Expansion In Maharashtra

Japanese automotive component manufacturer Aisin Automotive India, a subsidiary of Japan’s Aisin Corporation, has signed a 95-year industrial lease for over 9 lakh sq ft at Shendra MIDC in Chhatrapati Sambhaji Nagar, Maharashtra. The long-term agreement with Inspira Realty’s industrial township, Inspira City, is among the largest industrial land transactions in India this year, signalling a surge of global interest in India’s manufacturing corridors.

Industry observers say the deal marks a defining moment in Maharashtra’s industrial growth narrative. The transaction is not only Inspira City’s second-largest lease but also reinforces its growing appeal among Japanese and European manufacturers. The 232-acre park has already leased 80% of its capacity, hosting a mix of international and Indian firms involved in precision manufacturing, automotive engineering, and logistics.

According to officials at Inspira Realty, the rapid leasing pace reflects a broader shift towards decentralised, infrastructure-ready industrial ecosystems supported by reliable utilities, improved logistics, and policy consistency. The park’s proximity to the Samruddhi Mahamarg Expressway and the upcoming Jalna Dry Port is expected to bolster export competitiveness for companies establishing units here.For Aisin Automotive, which supplies drivetrain, brake, and chassis systems to leading automakers, this facility will be its second plant in India after Gurugram.

Industry experts view this expansion as part of a wider regional strategy by Japanese firms to diversify production beyond traditional hubs. The presence of other global players  including Audi, Skoda, Bajaj Auto, and Volkswagen  has already positioned Chhatrapati Sambhaji Nagar as a rising automotive cluster in western India.Economic planners note that India’s Make in India and Production Linked Incentive (PLI) schemes, coupled with the National Logistics Policy, are driving a new wave of sustainable industrial development. These frameworks are designed to strengthen domestic manufacturing while reducing dependence on imports, enhance supply-chain resilience, and promote green, inclusive industrial parks.

Inspira City’s model of integrating renewable energy infrastructure and efficient water management systems aligns closely with India’s net-zero transition goals. Experts believe that such developments reflect a paradigm shift where industrial real estate is being redefined not just by size and scale but by sustainability credentials.As Aisin joins this ecosystem, Maharashtra continues to solidify its reputation as one of India’s most attractive industrial investment destinations  blending economic competitiveness with environmental foresight.
