Bhumika Group Secures Fresh Capital For NCR Projects

Institutional capital is moving deeper into the National Capital Region’s emerging housing markets, with ASK Property Fund and Bhumika Group establishing a ₹500 crore investment platform for new real estate projects. The arrangement is expected to focus partly on plotted residential developments, reflecting growing investor interest in lower-density housing formats as NCR expands beyond its established urban centres.

The platform is designed to deploy capital across selected NCR micro-markets rather than being tied to a single development. That structure gives the partners flexibility to pursue multiple projects while allowing investment decisions to follow locations where land availability, connectivity and housing demand are converging.

The move comes as alternative investment managers increasingly provide developers with capital outside conventional bank lending. ASK Property Fund has been expanding its residential financing activity across India. In June, it announced a ₹3,500 crore debt vehicle aimed at housing projects in major cities, including the NCR, with funding intended for project completion, lender replacement and acquisitions involving stressed or approved assets. For NCR real estate, the Bhumika platform is notable because plotted development is gaining attention alongside conventional apartment construction. Plotted projects allow households to acquire land and construct homes over time, while developers can build larger communities with comparatively lower vertical density. However, their urban value depends heavily on whether roads, public transport, drainage, water supply and social infrastructure arrive alongside the housing. This is particularly relevant as development spreads towards peripheral parts of the NCR. New residential clusters can reduce pressure on established city cores if they are supported by employment opportunities and reliable transport links. Without that integration, however, outward expansion can increase commuting distances, dependence on private vehicles and the cost of extending civic networks.

Bhumika Group has previously expanded its NCR footprint through projects in Faridabad and other growth corridors. The company also secured ₹170 crore in debt financing earlier this year for a mixed-use development in Faridabad, indicating the growing role of institutional funding in supporting projects outside the region’s traditional premium markets. For investors, the platform offers exposure to NCR’s continuing urban expansion. For cities, the more important test will be how that capital translates into functioning neighbourhoods. Plotted development can support more flexible housing choices, but only when land-use planning is matched with public infrastructure, water security, efficient mobility and climate-resilient design. The next phase of NCR growth will therefore depend not simply on how much institutional money enters the market, but on whether investment is directed towards complete, connected and resource-efficient urban communities.
