Gurugram Branded Residences Rise Under RERA Oversight

India’s luxury housing market is moving towards a new model of branded residences, with global fashion, hospitality and design names increasingly entering projects in Gurugram and Noida. The shift is attracting substantial capital and high-value buyers, while also raising questions about infrastructure capacity, transparency, environmental performance and the responsibilities of developers under RERA.

The trend is part of a wider global expansion. Knight Frank’s latest survey counts 611 branded-residence schemes worldwide, compared with 169 in 2011, and forecasts the number could reach 1,019 by 2030. India is among the markets being targeted as developers seek affluent buyers and international brands look beyond traditional hospitality partnerships. Gurugram is emerging as the strongest NCR centre for this segment. A project developed by Smartworld Developers and Tribeca Developers with The Trump Organization sold 298 residences on launch day in May 2025, generating reported allotments of ₹3,250 crore. The development consists of two 51-storey towers in Sector 69. Other projects are widening the market. Dalcore launched The Falcon in Sector 53 with YOO Inspired by Starck and UHA London. The project has 96 residences and received Haryana RERA registration in 2025, according to project records reported by property databases.

Noida is also entering the competition. Smartworld Residences by ELIE SAAB is being developed in Sector 98, where current project listings show RERA registration and proposed possession beginning in 2030. The project indicates how branded housing is spreading beyond Gurugram into emerging luxury corridors along the Noida-Greater Noida Expressway. The appeal for buyers goes beyond an international name. Industry observers say purchasers increasingly assess service standards, design, maintenance and long-term asset quality. For cities, however, the larger question is whether premium developments are matched by adequate roads, public transport, water supply, sewage systems, energy efficiency and open space.

That makes RERA an important part of the conversation. Haryana’s regulator maintains project-registration and complaint mechanisms, while registered developments provide buyers with a formal regulatory framework for checking project information. The next phase of India’s branded residences market will therefore be measured not only by sales values or global partnerships. Its longer-term credibility will depend on construction quality, transparent disclosures, climate-responsive design and whether surrounding urban infrastructure can keep pace with increasingly intensive luxury development.
