India Advances In Real Estate Transparency Rankings

India has moved five places to 26th in the 2026 Global Real Estate Transparency Index, placing its property market within the global “Transparent” tier. The shift reflects stronger regulation, digitised land information and deeper institutional participation, but the bigger test is whether better market data translates into clearer decisions for investors, businesses and urban communities.The latest index, published by JLL and LaSalle, evaluates 88 countries and 146 city markets using 260 indicators covering market data, regulation, transactions, listed vehicles and sustainability.

India was the most improved market in Asia-Pacific and one of the five biggest improvers globally.Regulatory and legal conditions recorded the sharpest improvement. India rose from 37th to 19th globally in this category. The gains were linked to the maturing Real Estate Regulatory Authority framework, foreign investment reforms and the expansion of digital land-record systems, including national and state-level digitisation initiatives.For property markets, this matters because transparency is closely tied to the ability to assess ownership, financing, development risk and asset performance. Better information can reduce uncertainty in transactions and make it easier for institutional capital to compare opportunities across locations. India’s private-equity real estate investment reached $10.5 billion in 2025, while the first half of 2026 recorded $4.3 billion, according to JLL data reported with the index.The change is also visible in commercial property. Office REIT stock expanded 58 per cent from 104 million square feet in 2024 to 164 million square feet in 2026.

India’s sustainability ranking improved to 27th globally, while the share of green-certified Grade A office stock rose from about 39 per cent in 2020 to 66 per cent in the first half of 2026.Yet transparency is becoming a broader urban issue rather than only an investor concern. The index highlights the need for more reliable building-performance information, stronger credit-market data and deeper disclosures across property categories. Such information is increasingly relevant as cities manage energy demand, climate exposure and the long-term costs of buildings.Data centres illustrate the next challenge. India’s capacity is projected to rise from about 1.6GW to 6GW by 2029, requiring an estimated $110 billion in investment. That expansion will increase pressure on electricity, land, water and digital infrastructure, making reliable information about environmental and operational performance increasingly important.

India’s improved real estate transparency therefore marks progress, but not the end point. The next phase will depend on extending consistent, verifiable information beyond major markets and established asset classes, while ensuring that digital and sustainability data remains useful to citizens as well as capital providers.
