India Real Estate Transparency Gains Investor Momentum

India’s property market has moved into a more transparent phase, climbing five places to 26th in the 2026 Global Real Estate Transparency Index. The shift puts India among the world’s top 30 transparent markets and makes it the strongest improver in Asia-Pacific. Beyond the ranking, the change points to a property sector where regulation, digital records and institutional capital are becoming increasingly important to how urban development is financed and assessed.

The index, published by JLL and LaSalle, assesses 88 countries and 146 city markets using 260 indicators covering the availability, reliability and quality of real estate information. India’s Tier 1 markets moved from 31st in 2024 to 26th in 2026, placing the country in the middle of the index’s “Transparent” category.A major part of the improvement has come from the regulatory and legal environment. India’s position in that category rose from 37th globally to 19th. The assessment links the progress to the maturation of the Real Estate Regulatory Authority framework, foreign direct investment reforms and wider digitisation of land records. Programmes such as the Digital India Land Records Modernization Programme and NAKSHA are part of a broader move towards more accessible property information.For cities, better information can have consequences well beyond investment transactions. Reliable land and property data can support clearer planning decisions, improve due diligence and reduce information gaps between public authorities, developers, financiers and citizens. It can also make infrastructure-led development easier to assess, particularly where land use, transport access and development rights intersect.

Capital markets are already reflecting the sector’s growing institutionalisation. Private-equity investment in Indian real estate reached $10.5 billion in 2025, up 17% from the previous year, while investment during the first half of 2026 reached $4.3 billion, a 25% year-on-year increase. The office REIT market has also expanded, with office assets held through REIT structures rising from 104 million sq ft in 2024 to 164 million sq ft in 2026.However, greater transparency does not automatically mean that every part of India’s property market has equal access to information. JLL’s wider assessment highlights continuing gaps around alternative real estate sectors, financing data, beneficial ownership information and sustainability-related disclosure. The 2026 index also identifies energy resilience, building performance and climate-related information as increasingly important components of real estate transparency.

The next challenge for India real estate transparency is therefore not simply improving its international ranking. It is extending reliable, usable information beyond major markets and embedding environmental and infrastructure risks into everyday development decisions. For India’s rapidly expanding cities, that could determine whether better data translates into development that is not only more investable, but also more resilient and accountable to the people who use it.
