India Industrial Property Demand Broadens Across Cities

India’s industrial and logistics property market recorded its strongest first-half performance on record in H1 2026, with leasing across the country’s top eight cities reaching 36.2 million sq ft. The 18% annual increase points to stronger manufacturing and supply-chain activity, but the rapid expansion is also placing new demands on transport networks, land use and urban infrastructure around major logistics corridors.

The growth was broad-based, although warehousing remained the largest component. It accounted for 24.3 million sq ft, or 67% of total leasing, after increasing 11% from a year earlier. Industrial leasing was the faster-growing segment, rising 36% annually to almost 12 million sq ft.Third-party logistics companies were the biggest occupier group, taking 12.2 million sq ft, equivalent to 34% of total activity. Their leasing increased 64% year on year. Engineering and manufacturing companies accounted for another 10.2 million sq ft. Together, these two categories represented more than three-fifths of demand, indicating that the market is being shaped by physical production and distribution rather than property investment alone.Automotive demand provided another important signal. Companies in the sector leased 4.8 million sq ft, with activity almost doubling from H1 2025. Industrial facilities represented about 63% of automotive leasing, reflecting investment across manufacturing and electric-vehicle supply chains.

The geography of demand is equally significant. Delhi NCR led with 8.7 million sq ft, representing 24% of the national total and a 69% annual increase. Chennai followed with 6.1 million sq ft, while Pune recorded 5.9 million sq ft. Chennai and Pune grew 39% and 32%, respectively. Mumbai, Bengaluru, Ahmedabad, Hyderabad and Kolkata also recorded substantial activity.For cities, however, more warehouses and industrial facilities are not automatically a sign of better urban development. Large logistics parks can generate employment and strengthen regional supply chains, but they also consume land and increase freight movement. Without efficient rail links, mass transit for workers, road capacity and carefully planned freight routes, industrial growth can add congestion and emissions to already stressed urban regions.The shift towards modern Grade A facilities also creates an opportunity to improve the environmental performance of the sector. Efficient buildings, rooftop solar, water management, electric freight vehicles and better site planning can reduce operating costs while limiting the wider environmental burden of logistics.

The India logistics leasing surge is therefore more than a commercial property statistic. It reflects the changing geography of production, consumption and employment. The India logistics leasing market can support economic growth, but its long-term value will depend on whether industrial expansion is coordinated with resilient transport, energy and civic infrastructure.The second half of 2026 is expected to benefit from seasonal demand in e-commerce, retail and automotive activity, although international disruptions could influence corporate expansion decisions. For policymakers and city planners, the priority will be ensuring that logistics growth strengthens regional economies without pushing infrastructure and environmental costs onto surrounding communities.
