India Office Leasing Faces a New AI Test

Artificial intelligence is spreading rapidly through Indian businesses, but its effect on office demand remains limited for now. A survey of more than 200 corporate occupiers found that 93% are at some stage of AI adoption, while 57% do not yet see a measurable effect on their leasing plans. The gap suggests that technology is changing workplaces before it changes the amount of space companies need.

The findings come as India’s office market continues to expand. Office absorption reached a record 24.6 million sq ft in the April-June quarter of 2026, while first-half absorption stood at about 45.5 million sq ft. Bengaluru, Pune and Delhi-NCR accounted for a substantial share of quarterly activity. For occupiers, the immediate question is not simply whether AI will reduce headcount. Companies are still working out how automation will alter jobs, skills and team structures. Around 59% of surveyed firms remain in early or exploratory stages of implementation, limiting their ability to make long-term decisions about physical workplaces. That uncertainty is important for cities. If AI eventually changes workforce patterns, demand could shift between conventional offices, flexible workspaces and technology-enabled buildings.

Yet the current evidence points towards adaptation rather than a sharp contraction in office requirements. The quality and location of workplaces are becoming more important in that transition. CBRE found that 70% of occupiers prioritise commute infrastructure when selecting office locations, while traffic and commuting concerns remain significant operational risks. Sustainability is also moving into mainstream property decisions, with 52% of respondents having defined ESG goals for their real estate portfolios. The implications extend beyond developers and landlords. Better public transport, shorter commutes, reliable digital infrastructure and energy-efficient buildings can determine whether expanding office districts remain practical for workers and surrounding communities.

India office leasing is therefore entering a more complex phase. Seventy-seven per cent of occupiers expect their office portfolios to expand over the next two years, while 67% expect flexible space to form part of their portfolios. For urban planners and policymakers, the next challenge will be ensuring that this expansion does not simply produce more floor space. Future workplaces will need to respond to changing employment patterns while improving accessibility, resource efficiency and resilience. AI may eventually alter the quantity of office space required, but for now, it is changing the standards by which that space is judged.
