India Private Credit Market Gains Mid Sized Momentum

India’s private credit market is moving towards smaller, mid-sized transactions as lenders seek more defined risk profiles and businesses look beyond conventional bank funding. In the first half of 2026, private credit investments reached $3.5 billion across 102 transactions above $10 million, broadly matching the $3.4 billion recorded in the previous six months.

The shift is significant because it points to a broader change in how capital is reaching Indian businesses. Deals between $10 million and $60 million represented 61% of total deal value, compared with 51% in the second half of 2025. At the same time, transactions above $120 million fell to 18% from 27%. Domestic investors are increasingly central to this market. They accounted for 74% of private credit deal value and about 79% of deal volume during the period. The trend suggests that Indian capital providers are becoming more comfortable with refinancing, acquisition funding, structured finance and other forms of non-bank lending. Real estate remained the largest recipient, taking 35% of private credit deployment. Yet the sector also carried the highest perceived default risk among investors. Funding continued to flow into project finance and refinancing, highlighting the need for stronger financial discipline as property development expands across Indian cities.

This is where the wider regulatory environment matters. RERA was created to improve transparency, accountability and consumer protection in real estate. As private credit becomes more involved in property financing, lenders, developers and regulators will need clearer visibility over project finances, timelines and the use of capital. For cities, the implications extend beyond balance sheets. Private financing can help unlock housing, commercial projects and infrastructure-linked development, but faster access to capital does not automatically mean better urban outcomes. Projects still need viable demand, sound land use, reliable infrastructure and safeguards for buyers and communities.

The market is also becoming more diverse. Healthcare accounted for 13% of deal value, while food and beverage reached 12%, showing that private credit is spreading beyond property-led opportunities. Over the next few years, infrastructure and other asset-heavy sectors could attract greater private credit. The key test will be whether this capital supports productive, resilient development while maintaining financial transparency and protecting the interests of people who ultimately live and work around these investments.
