India’s Next Real Estate Markets Gain New Momentum

India’s property growth is increasingly spreading beyond its biggest metropolitan markets, with 11 emerging cities recording a 63% rise in residential prices between 2021 and 2026. The shift points to a broader change in where housing demand, employment and infrastructure investment are converging, but also raises questions about whether smaller cities can expand without repeating the infrastructure and environmental pressures seen in larger metros.

The markets identified include Bhopal, Bhubaneswar, Chandigarh Tricity, Goa, Indore, Jaipur, Kochi, Lucknow, Nagpur, Visakhapatnam and Coimbatore. Together, they recorded an average residential price compound annual growth rate of 8% between 2016 and 2026, compared with 4% across India’s eight major markets.The more recent five-year movement is particularly significant. Residential values in the 11 markets increased 63% from 2021 to 2026, against 42% across Mumbai, Bengaluru, Delhi-NCR, Hyderabad, Chennai, Pune, Ahmedabad and Kolkata. Average residential prices in the emerging markets currently range from about ₹4,500 to ₹13,500 per sq ft.The change is not being driven by housing alone. Expanding services activity, local enterprise, skilled employment, improving connectivity and the spread of global capability centres are strengthening economic demand in several of these cities. The report also points to growing commercial activity beyond the traditional metropolitan belt.

Industrial and retail indicators reinforce that trend. Six of the identified markets Lucknow, Jaipur, Nagpur, Indore, Coimbatore and Bhubaneswar together accounted for 5.3 million sq ft of warehouse leasing in 2025, almost half the transactions recorded across key Tier-2 markets. Meanwhile, 24 Tier-2 cities held 36 million sq ft of organised retail stock out of 134 million sq ft across 32 cities.For urban planners, however, faster property appreciation is not the same as healthier urban growth. Rising land values can improve municipal revenues and attract investment, but rapid expansion can also increase pressure on water, drainage, public transport, affordable housing, waste management and open spaces if infrastructure trails construction.

The wider opportunity is substantial. India’s real estate output is projected to reach $5.8 trillion by 2047, with Tier-2 and Tier-3 cities potentially accounting for 25–30%, or $1.4–1.7 trillion. Capturing that growth will depend on serviced land, reliable utilities, efficient approvals and infrastructure that supports jobs rather than simply enabling new housing supply.India’s Next Real Estate Markets therefore mark more than a property trend. Their next phase will depend on whether economic expansion can be matched by liveable, connected and climate-resilient urban systems.
