Mangaluru Property Prices Rise Across Premium Localities

Mangaluru’s residential market is seeing stronger pricing in established neighbourhoods as buyers seek better access to healthcare, education, transport and everyday services. Citywide property prices are currently around ₹6,243 per sq ft, with an annual increase of 17.79%, according to current property-market data. The trend puts renewed focus on how the coastal city manages growth without adding pressure to infrastructure and natural systems.

The premium market remains concentrated in central and well-connected areas, although pricing varies considerably between neighbourhoods and individual projects. Current listings show Kadri at about ₹8,387 per sq ft and Bejai at roughly ₹6,404 per sq ft, while Derebail is around ₹5,970 per sq ft. These figures are asking-price indicators rather than a uniform measure of completed transactions, and buyers can see substantial variation depending on building age, location and specifications. Kadri continues to command attention because of its established residential character and access to major civic and social amenities. Bejai has also developed into a dense residential and commercial corridor, supported by its proximity to shopping, healthcare and major roads. For buyers, the attraction is increasingly about reducing travel for essential services rather than simply securing a larger or more expensive home.

Derebail represents a different phase of urban expansion. Its residential supply has increased as development has moved beyond Mangaluru’s traditional core. Current market data places the locality close to ₹5,800–₹6,000 per sq ft, although other datasets show wider ranges. The variation underlines the need to assess individual projects instead of relying solely on locality averages.Falnir and surrounding central neighbourhoods remain important for buyers seeking proximity to established institutions and commercial areas. However, available online listings are relatively limited, making headline price comparisons less reliable. One current dataset, for example, shows only a very small sample for Falnir, highlighting the risks of interpreting sharp movements as broad market trends.

For Mangaluru, the bigger question is whether rising property values are matched by resilient urban infrastructure. A 2026 assessment of climate-resilient water and sanitation systems specifically includes Mangaluru, reflecting the need to examine coastal cities through water, drainage and climate-risk lenses. As development expands, Mangaluru property prices will increasingly depend not only on location and amenities but also on reliable drainage, water supply, mobility, public spaces and protection of environmentally sensitive areas. For citizens, that makes the quality of urban infrastructure as important as the price of the home itself.
