Prestige Estates Expands Bengaluru Housing Pipeline With New Projects

Bengaluru’s northern housing corridor is set for another large residential addition, with Prestige Estates Projects introducing two developments that together comprise 2,443 homes and an estimated revenue potential of ₹2,850 crore. The expansion adds significant housing capacity to the city, while also raising questions about transport, water, drainage and other services needed to support growth beyond established urban districts.

The larger project, Prestige Parklane, is located in Devanahalli’s KIADB Hi-Tech, Defence and Aerospace Park Phase 2. Current project records show 1,788 apartments across nine towers, with the residential component occupying about 11.9 acres within a larger 32.26-acre mixed-use master plan. The project has been registered under Karnataka RERA, with completion scheduled for December 2030.  The development sits within a rapidly changing airport-side growth belt. Devanahalli has attracted aerospace, industrial, logistics and residential investment, supported by its proximity to Kempegowda International Airport and expanding road connectivity. This concentration of employment and housing can reduce long-distance commuting when jobs and homes develop together, but it can also increase pressure on roads and public utilities if infrastructure expansion lags behind construction.

The second project adds another 655 premium apartments across roughly 10 acres, with a saleable area of about 0.93 million sq ft and estimated revenue potential of ₹1,100 crore. Together, the two developments account for approximately 2.63 million sq ft of saleable residential space. For Bengaluru, the scale of the Prestige Estates housing projects matters beyond the headline revenue figure. Large apartment developments can bring substantial private investment and expand formal housing supply, but their long-term urban value depends on how effectively they connect with public transport, employment centres, schools, healthcare and everyday services.Water and wastewater management will also be important as construction spreads into peripheral areas. Higher residential density means greater demand for treated water, sewerage capacity, solid-waste collection and stormwater infrastructure. In a city increasingly exposed to intense rainfall and flooding, new developments also need drainage systems that work as part of wider catchment networks rather than as isolated project-level solutions.

Prestige Estates has continued to build its Bengaluru pipeline while diversifying across residential and other real-estate segments. Its recent operational disclosures show Bengaluru accounted for 25% of the company’s sales in the third quarter of FY26, underlining the city’s continuing importance to its business. The next phase of Prestige Estates housing projects will therefore be measured not only by sales and construction progress, but by how effectively new neighbourhoods integrate with Bengaluru’s wider infrastructure. For residents, connectivity, reliable utilities and climate resilience will remain as important as the number of homes delivered.
