Signature Global housing project advances in Gurugram

Gurugram is set to see another large residential project move towards construction, with ₹920 crore in building contracts awarded for 1,798 homes along Dwarka Expressway. The development in Sector 37D adds nearly 5 million sq ft of housing capacity to a corridor already undergoing rapid urbanisation, placing renewed focus on infrastructure, mobility and service capacity alongside new residential supply.

The contracts have been divided equally between two construction companies, at ₹460 crore each. One contractor will build six residential towers and the other five. Work is expected to commence towards the end of the third quarter of the current financial year, with construction planned over roughly 36 months.

The project, known as Sarvam at DXP Estate, occupies 13.55 acres and is planned with 3- and 4-BHK residences. Its scale is significant for a Gurugram housing project because the development is not simply adding individual homes; it is expanding the population and daily activity expected around an already intensifying transport corridor. That creates a wider urban question for the city. Housing construction along the Dwarka Expressway has accelerated as connectivity improves and land values rise, but residential growth also increases demand for roads, public transport, water supply, drainage, electricity, schools and healthcare. For existing and future residents, the quality of these systems will matter as much as the number of homes delivered. The market backdrop remains strong. Research cited in current market data shows average residential prices in Gurugram rising from ₹6,150 per sq ft in 2019 to ₹13,350 per sq ft in the second quarter of 2026, representing a 117% increase. The sharp appreciation underlines both the depth of demand and the growing cost of entering the city’s formal housing market.

For the Gurugram housing project and similar developments, construction speed will therefore be only one measure of progress. Timely delivery, reliable infrastructure and efficient resource use will determine whether new housing translates into a more functional urban environment rather than adding pressure to already stretched systems. The project also sits within a broader expansion of Gurugram’s residential market, where large developments are increasingly concentrated around major transport corridors. As construction gathers pace, coordination between developers and public agencies will remain important to ensure that population growth is matched by mobility, utilities, drainage and climate-resilient urban services. The next phase will consequently be judged not only by how quickly the 1,798 homes rise, but by how effectively the surrounding city grows with them.
