India Occupied Office Space Signals Stronger City Growth

India’s occupied office stock crossed the 900-million-square-foot mark in the first half of 2026, pointing to sustained corporate expansion across major urban centres. The milestone also highlights a wider planning challenge: as workplaces expand, cities must keep pace with transport, housing, utilities and climate-resilient infrastructure rather than allowing commercial growth to deepen existing urban pressures.

Occupied office space across the country’s eight leading markets stood at 901.1 million sq ft as of June 30, up 6% from 847 million sq ft a year earlier. Total office stock reached about 1.05 billion sq ft. The figures indicate that a large share of existing commercial inventory is already in use, reflecting continued demand from businesses and global capability centres (GCCs). Bengaluru remained the country’s largest office market, with 222.4 million sq ft of occupied space, an 8% annual increase. Delhi-NCR followed at 178.1 million sq ft, although its growth was more moderate at 2%. Mumbai reached 146.6 million sq ft, while Hyderabad recorded 114.3 million sq ft, also growing 8% year on year. The sharper movement came from Pune, where occupied stock increased 10% to 98.8 million sq ft. Chennai reached 88.9 million sq ft after 6% growth. Ahmedabad recorded 9% growth to 27.5 million sq ft, while Kolkata expanded 6% to 24.4 million sq ft.

The distribution suggests that India’s office economy is broadening beyond its largest technology-led hubs. The shift matters beyond commercial property markets. New office clusters can generate employment and support local economies, but they also increase daily travel, energy demand and pressure on surrounding housing. Urban planners say the next phase of growth will need stronger links between employment districts, mass transit, walkability and reliable public services. The occupied office space trend also raises questions about how cities manage new commercial construction. The Real Estate (Regulation and Development) Act, or RERA, provides a regulatory framework for covered real estate projects, although occupied-office stock itself is not a RERA measure. For urban authorities, the larger concern is whether new development is matched by adequate infrastructure and environmental safeguards.

Another industry indicator points in the same direction. Separate data showed office absorption reached about 45.5 million sq ft in H1 2026, its highest half-year level, while new supply also climbed sharply. As occupied office space continues to rise, the quality of this expansion will matter as much as its scale. The ability of Indian cities to connect workplaces with efficient mobility, lower-carbon buildings and inclusive neighbourhoods will increasingly determine whether commercial growth translates into sustainable urban development.
