Mumbai Home Loan Burden Reshapes Buying Decisions

A Mumbai couple earning about ₹3.5 lakh a month has delayed plans to buy a suburban two-bedroom flat after calculating the long-term cost of borrowing. The proposed purchase, initially priced near ₹1.7 crore, would have required a loan of roughly ₹1.4–1.5 crore. Their decision highlights a wider concern in expensive cities: owning a home can remain financially stretched even for dual-income households.

The couple had negotiated the apartment closer to ₹1.5 crore but still faced a sizeable funding gap. Their available savings of around ₹30 lakh would also have to cover stamp duty, registration and other purchase-related costs. That left limited room for a conventional down payment while keeping the prospective Mumbai home loan large. At an assumed interest rate of 7%–7.5% over 20 years, borrowing ₹1.5 crore would mean an estimated EMI of about ₹1.16 lakh–₹1.21 lakh a month. For a household earning ₹3.5 lakh monthly, that represents roughly one-third of gross income before accounting for food, transport, utilities, insurance, investments and other household commitments. Education expenses add another layer. The family spends around ₹5 lakh annually on their young child’s schooling and extracurricular activities. The buyers have therefore set a personal ceiling of ₹80,000 for their future Mumbai home loan, preferring to accumulate more savings before committing to a property.

For buyers in Maharashtra, affordability is only one part of the decision. RERA-related checks remain important before committing substantial savings. MahaRERA requires registered projects and agents to comply with regulatory requirements, while project information can be accessed through the authority’s systems. The regulator has also mandated QR codes in project advertising to help buyers access project-related information. That does not, however, remove the need for households to assess whether the purchase itself is financially sustainable. RERA can improve transparency around a project, but it cannot make an oversized EMI affordable. Real estate experts say high EMI-to-income ratios have become increasingly common, particularly among dual-income households. Yet a large loan can reduce financial flexibility when employment conditions weaken, interest rates change or unexpected family expenses arise.

For Mumbai’s housing market, the episode points to a broader affordability challenge. Property prices, household incomes and borrowing capacity do not always move together. Buyers who stretch too far may gain an asset but lose room for savings, resilience and other essential spending. The next phase of urban housing growth will therefore depend not only on new supply, but also on whether homes remain financially accessible to the households expected to live in them.
