Mumbai Prime Housing Gains While Buyers Demand More

Mumbai’s prime housing market recorded a 1.4% rise in capital values during the first half of 2026, exceeding Singapore’s 0.4% increase, as the city’s redevelopment and infrastructure upgrades continued to support high-end residential demand. The shift is significant because buyers are increasingly judging homes on location, construction quality, liveability and long-term utility rather than relying only on future price appreciation.

The latest figures from Savills’ global prime residential index place Mumbai among the better-performing Asian markets, although Seoul and Kuala Lumpur posted stronger gains. Across the 30 cities tracked, prime residential values increased by an average 0.6% in the six months to June, while rents rose 1.1%. Mumbai’s prime residential value was reported at about $1,130 per sq ft. Prime rents also increased 1.2% during the period, suggesting that demand for well-located homes remains firm even as the pace of capital appreciation moderates. That distinction is becoming important for a city where redevelopment is changing established neighbourhoods. Replacement of ageing buildings can improve housing quality, but it also raises questions around construction standards, access to services, open space and the ability of existing residents to remain part of their neighbourhoods. This is where RERA becomes relevant to the wider housing market.

Maharashtra’s real estate regulator oversees registered projects and provides a framework covering project registration, disclosures and buyer protections. Its records also show the complexity of redevelopment, including cases involving project extensions and unfinished work. Infrastructure is another major factor shaping Mumbai’s housing geography. The Atal Setu, Coastal Road, Metro expansion and the development of Navi Mumbai International Airport are improving connections across the metropolitan region. Better mobility can expand housing choices, but it can also push land values higher around new transport corridors, making affordability and displacement important issues to monitor. The city’s wider connectivity through the Mumbai-Nagpur Samruddhi Mahamarg is also strengthening links with other parts of Maharashtra. For residents, however, the value of these projects will ultimately depend on whether improved connectivity is matched by reliable public transport, resilient infrastructure, environmental safeguards and access to essential services.

Savills expects Mumbai’s prime capital values to rise between 0% and 1.9% in the second half of 2026. That outlook points towards a steadier market rather than another rapid price cycle. For developers and buyers, the next phase may therefore be less about chasing appreciation and more about assessing whether individual projects deliver durable homes, credible delivery timelines, efficient infrastructure and better urban living. RERA compliance, location and the quality of the surrounding city environment are likely to become increasingly important parts of that assessment.
