India REITs and InvITs Broaden Property Access

India’s property and infrastructure expansion is creating another route for investors who cannot afford to buy an entire building, plot or infrastructure asset. Listed Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs) allow investors to buy units linked to income-generating assets, bringing commercial property and essential infrastructure into the reach of a wider pool of savers.

The distinction matters because direct property ownership can tie up substantial capital for years. Selling a building or plot often involves finding a buyer, completing documentation and absorbing transaction costs. REITs and InvITs instead trade through the securities market, giving investors a route to participate without taking on the day-to-day responsibilities of physical ownership.REITs generally hold income-producing commercial property, including office buildings, retail assets and warehouses. Their cash flows are largely connected to rents and occupancy. InvITs, by contrast, hold infrastructure assets such as roads and power transmission networks, with revenues linked to mechanisms such as tolls, user charges or contracted project income. NSE describes InvITs as structures that pool money from individual and institutional investors into infrastructure projects.

For cities, the model has a wider significance. Large office districts, logistics facilities, highways and electricity networks require long-term capital. REITs and InvITs create a framework through which market investors can participate in these assets while the underlying projects continue serving businesses and communities. This can also broaden the investor base supporting urban and infrastructure development beyond conventional property owners and large institutions.The structure does not remove investment risk. Listed units can fluctuate in price, while the underlying cash flows can weaken. A commercial REIT can be affected by vacancies, changing office demand and tenant credit quality. InvIT revenues can be exposed to traffic levels, project performance and financing conditions. Investors therefore need to examine asset quality, occupancy, debt, distribution history and the trust’s disclosures rather than treating these instruments as substitutes for guaranteed income.The regulatory framework has also evolved as India’s market has developed. SEBI’s REIT regulations were amended as recently as April 2026, while the regulator has continued reviewing operational and market-access provisions for REITs and InvITs.

The bigger urban-finance question is how effectively these vehicles channel household savings into productive assets. As Indian cities require sustained investment in buildings, transport and utility networks, REITs and InvITs offer one mechanism for connecting capital markets with the physical systems that support everyday economic activity.
