In a move that signals a structural shift in residential housing preferences, Puraniks Group has announced the launch of Puraniks Rahayu – Wellness Homes, positioning it as India’s first “self-healing homes” project in the mid-income segment. The development carries an estimated gross development value (GDV) of ₹800 crore.
Spread across a 10-acre land parcel in Thane’s Ghodbunder Road corridor, the project is planned as a gated township comprising four towers of 45 storeys each, offering over 1,200 residential units. The configuration mix includes 1 & 2 BHK homes along with flexible double-unit options for 3 & 4 BHK residences.

Features such as enhanced cross-ventilation, optimal daylight planning, and balcony-centric layouts are designed to improve indoor air quality, reduce stress, and support healthier living environments.
This aligns with emerging homebuyer preferences. Industry reports indicate that over 60% of Indian buyers now prioritise wellness features, reflecting a post-pandemic shift towards health-conscious living spaces.
Location Advantage: Ghodbunder Road Growth Story
Located along Ghodbunder Road, one of Thane’s fastest-growing real estate corridors, the project benefits from upcoming infrastructure developments, including metro connectivity and improved road networks. The micro-market has witnessed ~12% annual appreciation in property values over the past three years, strengthening its appeal for both end-users and investors.
Funding and Expansion Strategy
The project is financed through Phoenix ARC Pvt. Ltd. as part of a larger ₹1,130 crore funding arrangement combining debt and internal accruals.
Puraniks Group reported revenues of ₹525 crore in FY 2024–25 and is targeting ₹1,000 crore in FY 2025–26, backed by a strong pipeline in Thane, where it has already delivered 10,000 homes and has 5,000 units under construction.
