Hyderabad Housing Market Shows Steadier Demand Trends

Hyderabad’s residential market regained some stability in July after a volatile start to the summer, with 6,166 homes registered across the city’s wider four-district market. The rise suggests that buyer activity is settling after transactions were distorted by changes in property guidance values, while stronger demand for higher-priced homes is reshaping the market’s value mix.

The latest figures show residential registrations rose 1% from a year earlier and 11% from June. The value of transactions reached about ₹4,447 crore, up 7% year-on-year and 7% month-on-month. The shift is important because Hyderabad’s housing demand is increasingly moving beyond simple volume growth. Homes priced above ₹1 crore and those in the ₹50 lakh to ₹1 crore range each recorded 5% annual growth in registrations. By contrast, registrations below ₹50 lakh slipped 3%. That divergence points to a market where purchasing power remains stronger in the middle and premium segments, while affordability pressures may be limiting activity among lower-ticket buyers. For households, the trend also highlights the growing importance of transport access, reliable civic services and the total cost of living when choosing homes farther from established urban centres.

The first seven months provide a broader picture. Hyderabad recorded 44,158 residential registrations between January and July, 4% more than the corresponding period last year. The value of those transactions reached ₹30,847 crore, a 6% annual increase. The data covers Hyderabad, Medchal-Malkajgiri, Rangareddy and Sangareddy and includes both new and resale transactions. Premium housing accounted for half of the total transaction value in July, compared with 48% a year earlier. Yet affordable homes still represented 54% of registrations, showing that lower-priced housing remains central to the city’s overall demand despite its recent moderation. The market’s next phase will also need to be viewed through the regulatory framework. Telangana RERA currently lists more than 11,000 registered projects and 5,000-plus registered agents, while its citizen-facing system provides access to project progress, complaints and regulatory orders.

Recent reporting has also highlighted a sizeable backlog of complaints, particularly around project delays and possession issues. For buyers, this makes transparency, timely delivery and access to verified project information increasingly important as construction expands. With registration activity now steadier, the bigger test for Hyderabad is whether future housing growth can remain financially accessible while keeping pace with roads, public transport, water, drainage and other urban infrastructure. Sustained demand will be more meaningful if new development also supports a resilient and liveable city.
